Prime farm in the foothills of Mount Leinster
A LOVELY 83.5ac residential farm at Shean, Myshall, Co Carlow in the foothills of Mount Leinster is coming to auction this Friday with a guide price of €900,000.
Located off the Garryhill Road, the holding is 2km from Myshall and 10km from Bagenalstown, with the town of Carlow and Kilkenny City not far away.
The farm is the subject of an executor sale and described by Kilkenny auctioneer Ed Donohoe as a good grassland farm that could do with some attention. The lands extending to 83.5ac are in grazing and come with extensive road frontage.
The yard is dated and lies in traditional courtyard style around the house. It includes an old slaughterhouse, a two-column barn with a two column lean-to and a three column lean-to.
The house, fronting to the road, is structurally sound while needing modernisation and refurbishment. According to Mr Donohoe, it has great potential. The accommodation includes a front porch and hallway, a dining area, a kitchen, a back hallway, bathroom, sitting room and four bedrooms.
At auction, the farm will be offered as an entire or in a number of lots with the house and outbuildings on 1.5ac available as one lot and guided between €80,000 and €100,000. The second and third are made up of 42.7ac and 39ac respectively, guided at €10,000/ac. The final lot is the entire. The property will be sold at auction at the Lord Bagenal Hotel, Leighlinbridge, Co Carlow, at 3pm this Friday.
Rathellen land
Staying in the same area, an auction to be held tomorrow at the Lord Bagenal Hotel will see John Dawson of REA Dawson, Tullow, handle the sale of 52.88ac of tillage ground at Rathellen, Leighlinbridge.
Located 1.5km from Bagenalstown, it is described by Matthew Conry of Dawsons as an outstanding arable farm currently in tillage. It has frontage on to the Bagenalstown Road and a side road. All in one field, the parcel is currently in stubble. With a guide price of between €12,000 and €15,000/ac, it will be sold at auction tomorrow at 3pm.
