Keen bidding is anticipated for prime midlands arable ground

A 41AC parcel of prime arable land in Offaly is expected to draw keen interest from local farmers when it goes up for public auction this week.

The non-residential land at Knockhill is a five minute drive from Kilcormac and is located about 19km from Birr and 20km from Tullamore.

The land is currently laid out in grass and is described by auctioneer Gordon Cobbe of GVM Auctioneers “as top-quality, fertile land with extensive road frontage”.

It has panoramic views of the Slieve Bloom Mountains and surrounding countryside and would be ideal for a dwelling subject to planning approval.

The property is serviced by two entrances, one off the main road and the other at the back of the farm and a derelict stone building is situated to the front of the holding.

The land, which is all in one lot, is currently in grass, but has been used for arable purposes in the past. It is well fenced throughout.

“Land in this area for a similar sized holding is making between €10,000 and €12,000 per acre and up to €14,000 per acre for smaller plots,” says Mr Cobbe.

“We hope to have a lively auction as there has been steady interest so far.”

There is a strong presence of dairy and tillage farmers in the area and it would also be of interest to the beef farmer.

The guide price is in excess of €10,000 per acre and the land is being offered for sale by public auction on Friday, March 6, at 3pm in The Bridge House Hotel, Tullamore.
