Solid farms in the west from €7,000 per acre

A NON-residentia­l 52ac farm at Corballymo­re, Eyrecourt, Co Galway is for sale by private treaty at a guide price of between €7,000 and €8,000 per acre.

The lands are located close to the village of Eyrecourt which is 18kms from Ballinaslo­e and 18kms from Portumna. The owners are retiring from farming and have been running a beef enterprise in recent years.

The property is for sale in two lots. Lot 1 features circa 47 acres. This land would be ideal for tillage or for those wishing to expand an existing beef or dairy holding.

Lot 2 comprises five acres, across the road from Lot 1.

This piece of land has road frontage and would be suitable for building a house subject to planning permission.

Auctioneer John Dolan who is handling the sale says “The lands on offer are elevated, very dry and have a good soil depth. They have been well maintained and fertilised over the years. We have had local enquiries and there is also interest from further afield. There is good interest in the 5ac plot.”

ROSCOMMON FARM

Mr Dolan is also selling a 57ac residentia­l farm by private treaty at Carrowkeel, Dysart, Co Roscommon.

This farm is located 1km from the village of Dysart which is close to the Roscommon/ Galway border. It is approximat­ely 19kms from Ballinaslo­e and 20kms from Athlone. The lands are of top agricultur­al quality and are divided into three different physical lots. Offering views over the adjoining landscape, the lands contain good soil depth and are dry and elevated.

The main lot comprises an old farmhouse in need of refurbishm­ent and 20ac.

There is also a two-bay hay shed and lean to. There is an option to buy the house and sheds on 1 acre. The dwelling is an old Land Commission house, but has been unoccupied in recent years.

The second lot features 14 acres.

This lot has the benefit of good road frontage and would be a suitable site for building subject to obtaining the relevant planning permission. The boundaries are clearly defined with dry stone walling and hedgerows. The third lot comprises two elevated fields totalling an area of approx. 20ac.

John Dolan says: “The lands can be sold in one or more different lots from 14 acres to a 20-acre plot. The house has huge potential. There has been good interest. It would suit an adjoining land owner or somebody who wants to expand a dairy or beef and sheep enterprise.”

The guide price is between €9,000 and €10,000 per acre.
