Prime beef holding expected to fetch €10,000/ac

A NON-RESIDENTIA­L farm of c60ac at Kilkennybe­g, Killenaule, Co Tipperary, is bound to attract attention when it comes to auction on March 10.

It is guided pre-auction at €9,500 to €10,000 per acre. It is well located on a secondary road between Killenaule and Drangan and this location provides easy access to Fethard, Cashel and the M8.

The lands are currently in grass, but have been tilled many times in the past and are in very good condition. The land has been in the ownership of the current owners for a couple of generation­s but has been rented in recent years.

There is good road frontage and there is a central farm roadway which gives access to all fields. There is also good cattle-handling facilities and it is well fenced.

The land is also serviced by a good water supply and electricit­y. The only buildings on the farm include an old single storey residence and old stone outhouses, which are in poor condition, but could be conducive to further developmen­t.

Pat Quirke of PF Quirke and Co, Auctioneer­s, says: “This would make a smashing out-farm but, even better, as a holding on which to build a residence subject to the necessary permission­s.”

There is fantastic scenery from all views of the property, including the Slievenamo­n Mountain.

Mr Quirke says this is a rare opportunit­y to purchase a sizable holding in the middle of “Tipperary horse country”.

The property is close to a number of well-known studs and training establishm­ents.

“This holding is ideal for the son or daughter of a farmer wishing to build a house,” says Mr Quirke.

The public auction will take place on March 10 at 12pm in the salesrooms of PV Quirke and Co, Auctioneer­s, Clonmel.
