Farming and development opportunities in Tipperary
A42ac roadside residential holding at Soloheadbeg, near Tipperary town, is on the market at a guide price of €525,000 or €13,000 per acre. It is situated just off the Tipperary Donohill Road, 2km from Tipperary town.
The property, which has good access from the roadway, includes an attractive 1970s threebedroomed bungalow which is in good structural and decorative repair.
The lands are set out in five fields, all in grass, and are well sheltered and fenced.
The farmyard is in need of modernisation and includes a three-column barn and outhouses. This is an executor sale and the bungalow has not been lived in for the past year, but is habitable and functional. It was run as a dairy farm in former years and has been leased in recent times. Part of the land was reseeded about three years ago.
“This is an ideal additional piece of land for an existing farmer, particularly in a situation when an additional residence is required by a family member and where land is required to rear young stock or make additional silage,” says auctioneer Matt Ryan.
“Though the market has been held up due to the wet weather conditions, good land is making €10,000 to
€12,000, and up to €15,000 per acre for exceptional pieces,” adds Mr Ryan.
The property is being sold by private treaty and private offers will be accepted up to 3pm on Tuesday, March 24.
Development land
In addition Mr Ryan is selling a 22ac piece of development land of which 8ac is zoned for residential use. This property is situated at Carronreddy within the urban boundary of Tipperary town and just off the Dundrum Road.
It has 500m of road frontage and is being guided at €800,000. The fully serviced site, adjacent to an existing large industrial unit, is presently being used for agricultural purposes.
