High ‘hope value’ in the heart of Dublin city’s commuter belt

Developers are likely to be leading the chase for a substantia­l farm on the market close to the capital

A241ac residentia­l tillage and grassland farm in Ashbourne, Co Meath, is on the private treaty market with a guide price of between €35,000 and €45,000/ac.

It is sure to bring out a wide range of customers, from farmers to those with a developer’s eye and access.

The lands are located at Killegland, 500m from the main street in Ashbourne adjoining the R125 Ratoath to Swords Road and the M2.

Just north of the lands is the developmen­t boundary of Ashbourne that runs for almost 2km beside existing residentia­l developmen­ts such as Churchfiel­ds.

Much of the land used in the expansion of Ashbourne in the 1970s and 1980s was originally part of this farm.

While the holding is zoned agricultur­al at this time, lands adjacent are zoned Objective 2 in the current draft Developmen­t Plan to facilitate further residentia­l developmen­t.

Philip Byrne, of selling agents Coonan Property, Maynooth, believes interest in the sale will reflect the ‘hope value’ offered by the location.

However, he described it as a superb farm of agricultur­al ground with no waste.

Bounded by the M2 motorway and the R125, the 241 acres are made up of top quality tillage and grazing ground laid out in 11 tillage fields and two grass fields, with the house and a paddock at the heart of the property. Mainly in one block, a 6ac parcel is divided from the rest by the motorway.

Mr Byrne says the place has been well farmed over the years, is in a state of high fertility and has decent internal hedgerows.

Farmhouse

The substantia­l farmhouse at the centre of the lands is a two storey, ivy-clad residence with four reception rooms and six bedrooms. The house is in need of modernisat­ion but has tremendous potential and the makings of a fine spacious home.

To the rear of the building is a courtyard of older farm buildings, along with a two-bedroom mews cottage. The holding is serviced by mains water, well water and a rainwater harvesting system.
