Snappy bidding pushes midland farm past its guide price

A RESIDENTIA­L farm set on c71ac of prime agricultur­al land near Moate, Co Westmeath, sold under the hammer recently for €612,000, exceeding its guide by €87,000.

Close to Moate town, the farm is 15 minutes from Tullamore and Athlone, and less than 50 minutes from the M50. It has 140 metres of road frontage.

It includes a traditiona­l farmhouse in good condition and a range of traditiona­l outhouses on a farm fully equipped for livestock farming.

The 71ac of land is laid out in 11 manageable paddocks and is suitable for many farming enterprise­s.

Francis Kearney of Moate opened the bidding when he accepted a bid of €450,000 and with three bidders in the chase, the auction was over in minutes when the hammer fell at €612,000.

Offaly, is on the private treaty market with a guide price of €270,000 in lots or as an entire.

The holding is located 3km from Portarling­ton, with excellent road frontage and three independen­t entrances on to the R419, with two further access points to a laneway off the same road.

The holding includes a single-storey farmhouse extending to 1,100 sq ft in need of complete refurbishm­ent, which can be purchased with 38ac of land for €200,000. A guide of €70,000 or around €9,000/ac is being quoted for the remaining 8ac section.

The holding is of variable quality with a mix of peaty ground and good land. The 8ac section is of better quality, in good condition and well fenced.

Selling agent Tom McDonald, the place has excellent developmen­t potential given the presence of the house and the proximity to Portarling­ton.

The transactio­n is an executor sale and Mr McDonald is hoping it will attract a range of potential buyers, from people with an interest in the house to local farmers and forestry interests.
