Top-quality Kilkenny tillage holding guided at €15,000/ac

A NON-RESIDENTIA­L holding of c70ac at Grange, near the south Kilkenny village of Mooncoin, is set to be one of the big early-season public land sales in the southeast.

“The lands are of good quality and I expect strong interest in each of the lots,” says auctioneer David Shee of Shee and Hawe auctioneer­s.

The property is on the market in three lots. Lot 1 of 65ac comprises arable lands which offers excellent road frontage.

The farm is divided into seven fields and has primarily been let for tillage in recent years. Bounded by ditches, mature hedging and broadleaf trees, the holding is supplied with water throughout by a mains supply.

“This lot would be suitable as a residentia­l holding, subject to planning permission,” said Mr Shee.

Lot 2 comprises 3.5ac and the third lot contains 1ac. Both of the smaller lots also have a good water supply and could be attractive additions of land for nearby farmers.

Borders

The farm is just 4km from Mooncoin and it is close to the borders of Kilkenny, Tipperary and Waterford. It is 2km from the N24 Waterford/ Limerick road.

The M9 Waterford to Dublin motorway is 10km away and it is 18km to Waterford and a similar distance to Carrickon-Suir.

The land has been in the same family for generation­s and this is an executor sale. “The potential buyer could be a local farmer or someone further afield wishing to develop it,” said Mr Shee.

The guide price for this property is in the region of €15,000 per acre.

The auction takes place at the Granville Hotel, Waterford at 12pm on Thursday, April 2.
