Ready-to-go dairy farm with year-round grazing credential­s

ONE of the more substantia­l farms to come to the market in Limerick is a fully equipped 145ac residentia­l dairy farm at Duxtown, Rathkeale, Co Limerick.

The place comes with entitlemen­ts of €18,400, while the private treaty sale is guided at €1.3m.

Located at Duxtown, about 5km from Rathkeale and 8km from Ballingarr­y, the holding is laid out in one large block.

The land in the main is south facing and, according to auctioneer John Giltinane of Irish Land Sales, it can grow grass and carry stock for 10-11 months of the year.

“This is a very dry, elevated farm,” he said.

The land is made up of good quality ground in fertile condition and is laid out in dairy paddocks serviced by an internal roadway system.

Facilities in the extensive yard include a 20-unit Dairymaste­r milking parlour with an automatic feeding system and a 210,000 litre Mueller bulk tank.

Adjacent to the parlour is a six-bay area of slats.

One of the sheds has 100 cubicles and three rows of automatic scrapers, while a second shed contains 100 cubicles with a central feed passage and a slatted tank measuring 110 x 33 x 12 ft deep.

There is also an open-pit slurry store.

Other facilities include a walled silage pit of 100 x 80 ft with a slatted effluent tank.

A three-bay beef-rearing shed measures 26 x 10 ft deep, while adjacent is a six-bay straw bedded calving area.

Another shed contains 24 cubicles, slats and a tank.

The farm has easy road access from two roads at either end of the property, with good road frontage to the front and a lesser amount of frontage at the other end of the property.

Water is supplied from a private well and the main public supply.

The single-storey farm residence is located in the farmyard and is described by the auctioneer as suitable for a farm manager or farm worker.

The accommodat­ion includes a hallway, an open plan kitchen/living/ dining room, a bathroom with shower, and a double bedroom.

The house is finished with PVC windows. The sale is jointly handled by Irish Land Sales, Adare and John Flynn Auctioneer, Charlevill­e.

Also acting jointly, the same auctioneer­s are bringing to auction a 38ac parcel of ground at Enniscouch, Rathkeale.

Described as top-class grazing ground, the property comes with a guide price of €290,000 and entitlemen­ts of €4,500.

Located on a quiet cul-de-sac 4km west of Rathkeale, the property has no facilities, but is described by John Giltinane as an ideal out-farm.
