Lakeside grazing farm guided at €8,000/ac

A96ac farm rising from the shores of Lough Gara with some quality farm buildings is on the market with a guide price of €800,000.

Mike Smith of Property Team Smith Kelly Scott, Boyle is handling the sale of this lovely property set back from the road with its own private entrance and plenty of lake frontage.

Located at Emlagh, Lisserloug­h, 8km from Boyle, the holding is made up of 70 acres of good grazing ground, while 20ac is of a poorer quality.

A further 20ac of summer grazing becomes available when the lake subsides in summer.

The farm is serviced by a farmyard that includes a double A-roofed slatted shed, cattle-handling facilities and a number of useful sheds laid out in a concrete yard.

The land is in great heart, having been well minded by the current owner. The location is very private and the avenue to the holding is for the exclusive use of the owner.

Auctioneer Mike Smith is expecting lively interest in the farm given its quality and location.

He says the holding will be sold as one lot. While there is no guarantee of planning permission for a residence on the property, there should be possibilit­ies in this regard given the size of the holding and the presence of the farm buildings.

Staying in Roscommon, auctioneer Sean Naughton is handling the sale of 26ac of grazing ground at Rampark, near Castlerea. Situated 2km from Castlerea on the Ballintubb­er Road, it is located near the creamery in Castlerea.

The place is described as the best of grazing ground with plenty of road frontage, laid out in eight manageable fields and serviced by a cattle crush and pen. According to Mr Naughton, bidding has been very keen and he expects it to make over €200,000 or around €8,000/ac.

In the recent past, Mr Naughton concluded the sale on a 12ac residentia­l farm at Grange, near Fourmileho­use in Roscommon.

The property made €145,000 or an estimated €7,250/ac for the land and €60,000 for the house.

The 96ac farm is located close to Lough Gara at Emlagh, near Boyle; the modernised farmyard includes a double A-roofed slatted shed and cattle-handling facilities.
