Wicklow farm with Land League connection­s guided at €580,000

FARABOGUE House, on 45ac near Tinahely in Wicklow, is back on the market in a private treaty sale guided at €580,000.

In the latter part of the 19th century, the house was owned by a prominent figure in the Land League in Wicklow, and the house hosted many Land League meetings. The great Charles Stewart Parnell is reputed to have attended some of these.

Located at Raheenteig­ue, 5.5km from Tinahely and 6km from Hacketstow­n, the property includes the stone farmhouse, a range of stone outbuildin­gs and the lands. It can be bought in lots or as an entire.

The house is a 150-year-old constructi­on built of granite cut stone. Extending to 1,432 sq ft, the three-bedroom house has many of its original features and was refurbishe­d some years ago, leaving it in excellent condition.

The accommodat­ion includes an entrance hall, parlour, sitting room, kitchen/ dining/living area, utility room and a downstairs WC. Upstairs are three bedrooms and a fully-fitted bathroom.

The outhouses include a range of traditiona­l cut-stone farm buildings in an attractive courtyard setting along with some more recent buildings and facilities, including cattle accommodat­ion, a sheep shed and a silage pit.

The range of outbuildin­gs includes a two-bay round roof shed, two four-bay lean-tos, an open silage pit, a concrete yard, a free standing, two-bay lean-to, a cattle crush, dip tub and dog kennels.

Auctioneer David Quinn of Quinn Property says the granite cut-stone outbuildin­gs may be suitable for conversion into further accommodat­ion subject to planning permission being obtained for change of use.

The land is divided by a public road with 20ac with the house on one side and 25ac of non-residentia­l land on the other side. Both parcels have ample road frontage, while the 25ac parcel also has access on to a local lane. The lands, which are currently in grass, are divided into five fields with natural boundaries and mature trees.

The parcels are different in quality, as described by Mr Quinn, with the 20ac parcel around the house made up of good grazing ground also suitable for tillage. The 25ac piece across the road is heavier in nature and could be described as summer grazing. This could also be suitable for forestry.

The property can be bought as an entire or in lots, with the house on 20ac guided at between €380,000, while the 25ac of land is guided at €5,500/ac or around €140,000.

It is expected that the prime property will attract a range of farmers from the tillage and dairy sectors. It is guided pre-auction at between €10,000 and €12,000/ac.

Described as top-class ground, the holding is on the old N11 — now the R772 — Gorey to Camolin road.

Well-fenced and watered and in good heart, the parcel of land is laid out in three divisions.

At auction, it will be offered

in two lots and the entire. Lot one consists of c10.7ac, lot two of c15.2ac, with the third lot comprising the entire.

While the auction is set to take place at 3pm on Friday, April 3, at the Gorey offices of Quinn Property, a change of venue may be necessary in light of Covid-19 guidelines.

David Quinn said that, weather permitting, he may hold the auction on the property at Clough.
