Three sales in north Galway net over €1.1m

Cocooned at his home in north Galway, the venerable Martin Tyrell continues to play his part in the world of rural property.

In recent weeks he has managed to conclude some significan­t sales, disposing of three properties totalling 176ac of land and netting in excess of €1.1m.

The first sale involved a 110ac farm at Kiltulla, Glenamaddy in the north of the county.

Described as a fine grazing farm with good road frontage, the property had no buildings, which would have increased its attractive­ness as an addition to a current farming enterprise.

“There was strong interest in the farm,” Mr Tyrell said, “as it is not often one gets a holding of that size in this area.”

Steadily

In a round of private treaty bidding four customers fought it out when proceeding­s opened at €500,000.

The price rose steadily until a solicitor from Claremorri­s bought the place for €735,000.

Mr Tyrell also sold a 32.5ac farm at Rusheens, Cummer near Corofin. About 15 minutes from Tuam and 25 minutes from Galway city, the holding is all in one block and includes a range of stables along with some good road frontage.

A sale price of €250,000 was achieved when the property sold by private treaty.

Mr Tyrell handled the sale of a 33ac parcel of ground at Kilkerrin. Described as a holding of mixed quality with some of the ground in need of attention, the holding made €150,000 by private treaty.

The auctioneer was delighted with the set of results.

“Achieving over €1m for farmland in north Galway shows the strength of the market,” he said. “There is no doubt that at any time, the key to a good land sale is quality and location.”
