Prime Laois grazing ground guided at €15,000/ac

THE sale of a 23ac parcel of top-quality roadside lands at Ballyowen, Ballacolla, Co Laois, should bring out the local land buyers.

Ballacolla has some of the most productive farms in the county and is home to a range of fine tillage, dairy and beef operations.

Castlecome­r auctioneer Joseph Coogan is guiding the sale of the Ballyowen property at €15,000/ac. Located 1.6km from Ballacolla, 3km from the M8, 10km from Durrow and 16km from Abbeyleix, the holding has frontage on to two roads and is currently in grass and in a state of high fertility.

Subject to the necessary planning permission, it could make an ideal site for a residence.

While things are currently quiet on the land-sales front, Mr Coogan is confident that good land such as this will continue to sell and command good prices.

Upper Wolfhill land sale

Mr Coogan is also handling the sale of a 54ac farm with good sheds and a two-storey threebedro­om farmhouse in need of refurbishm­ent at Slatt Upper, Wolfhill, at the south-eastern corner of Laois.

In the main, the land is good grazing ground, with a portion suitable for summer grazing, hay and silage fodder, and a portion suitable for planting.

The private treaty sale is now guided at €430,000 or €8,000/ac.

There is plenty of road frontage to the front of the farm, which is made up of a series of fine elevated fields and the best of the ground.

The impressive farmyard has a range of modern buildings and facilities that include a modern double A-roof, four-column slatted shed adjacent to a round-roof, four-column shed with a lean-to and a number of storage sheds.

To the rear of the sheds is a spacious collection yard with a series of adjustable gates and a cattle crush.

According to Mr Coogan, there is ample accommodat­ion for 70 store cattle.

The holding was originally on the market as a 104ac farm. A 50ac portion sold last year.
