Top-quality Kildare tillage land guided at €10,000/ acre

JORDAN Auctioneer­s will continue with their practice of holding auctions out of doors on the subject property.

A 65ac tillage holding close to the village of Caragh near Naas will be sold on site next month with a guide price of €700,000.

Located 2.5 km from Caragh with about 200m of frontage on to Sticken’s Lane, the property is easily accessible to a wide range of locations with Naas 8.5km away, Newbridge 12km, Sallins 9km and Clane 9km.

It is laid out in three divisions, mostly in beans, while a smaller section of about 5ac is in grass.

Auctioneer Clive Kavanagh says the land is of very good quality and ideal for any number of uses, with natural boundaries and hedgerows throughout.

In a lovely setting with views towards the church in Caragh, the holding would make a good site for a residence, subject to planning permission.

Mr Kavanagh says there is generally good demand for non-residentia­l blocks of land from farmers expanding their holdings and cash buyers looking to invest in a secure asset with tax-free benefits when leasing for a minimum of a five years.

The property is for sale by public auction, which will be held on the lands at 3pm on Friday, July 24.

Naas private treaty sale

On the private treaty front Jordans recently handled the hectic sale of a 5.6ac parcel of ground located at Green Avenue, 6.5km from Naas and just off the R448, the old Kilcullen road.

Guided at €80,000 or over €14,000/ac, the property attracted huge interest and sold for a price said to be far in excess of this.

Made up of agricultur­al land all in one block, the ground is in grass with matures trees and hedgerows. The property would make an ideal site for a residence subject to planning permission.

Clive Kavanagh was delighted with the interest shown and said the level of enquiries and strong bidding were typical of the increased buoyancy in the land market.
