Georgian farmhouse in Tipp valley

CROHANE House is a Georgian farmhouse — though without an accompanyi­ng farm these days — in the Slievenamo­n valley, near Killenaule, south Tipperary.

It stands on 1.6 acres of grounds at the end of a long driveway making its way through trees and past the 19th-century Crohane Church of Ireland church.

Though there’s not enough land to farm, there is a stone courtyard with extensive and beautiful two-storey outbuildin­gs, including stables. These buildings might be converted into some sort of commercial use, or they could become part of the living accommodat­ion.

The main house has 2,250 sq ft of floor space on three storeys, and it is in good order, having been restored. The ground floor has a kitchen/ dining room with a wood-burning stove, a drawing room with another stove and a study.

In the basement, there is another reception room with a slate floor and an open fire, a bedroom with a vaulted ceiling and fireplace, and a toilet. The first floor has the main bathroom, where there is a cast-iron bath, separate showers and two bedrooms, including the master bedroom, which itself has an en-suite and dressing room.

From the courtyard you reach another large room in use as a utility, although could be knocked through to the main house. It includes the original kitchen fireplace with adjoining smoking chamber.

The grounds consist of a paddock at the back of the courtyard and a lawned garden in front of the house. The grounds are dotted with 200-year-old broadleaf trees, including oak, ash, horse chestnut and birch, and there’s a stream flowing through the courtyard.

The nearest village is Killenaule, about six kilometres away, and the property is about two hours from Dublin via the M7.
