Properties aimed at trader uppers

WHILE Castlethor­n Constructi­on’s latest schemes in the planned west Dublin town of Adamstown are targeting firsttime buyers, Somerton in nearby Lucan has been billed as a more upmarket affair, with properties suitable for trader-uppers.

Somerton, located off the Newcastle Road, near the Lucan Shopping Centre, is launching for the first time this weekend, with 246 houses in total earmarked for the scheme. The first phase, which is being sold off the plans, will comprise 25 terraced, semidetach­ed and detached homes.

Prices start at €320,000 for a mid-terraced three-bed property and at €330,000 for an end-ofterrace three-bed. The four-beds range in price from €375,000 for a mid-terrace style to €450,000 for a detached version. The fivebed detached types cost from €575,000.

The homes at Somerton will have a combinatio­n of brick and render to the façades, complement­ed by black-framed high-performanc­e doubleglaz­ed windows. There will be permeable cobble-lock paving to the front driveways and flag paving to the patio in the back garden.

On the ground floor, the fully-fitted kitchens with undercount­er lighting will be fitted with integrated appliances if contracts are signed within 21 days. In the five-beds, meanwhile, a Wanders S60 wood-burning stove with a contempora­ry travertine surround and hearth will be fitted to the living room.

The bathrooms and ensuites will have heated chrome towel rails and Porcelanos­a tiles. The fitted bedroom wardrobes will feature a dark walnut interior.

Each of the A3-rated houses will come with heat recovery systems, solar panels, and a Climote electronic time clock to control heating and hot water.

A new marketing suite will open at Somerton tomorrow, with previews being held between 11am and 1pm tomorrow and Sunday.
