House hunters on the lookout for a home that will keep pace with their changing needs into the future will want to take a look at Oaktree in Kildare

-

FAMILIES who want the perfect home for now but also the possibility of expansion in the future will be pleasantly surprised by what’s on offer at Oaktree in Kildare town. The third phase of the popular development on Tully Road, which launches this weekend, comes future-proofed for attic conversion at a later date. This will be seen as a definite plus by buyers who feel that their needs may change in years to come.

Built by renowned developer Grandbrind, the scheme comprises a range of spacious three and four-bedroom homes. All enjoy a prime location, being very convenient to the M7 motorway as well as rail and bus stations, meaning easy access to Dublin. And – crucially – all are within walking distance of an extensive range of local amenities including shops, crèches, churches, supermarkets, restaurants, pubs and boutiques.

Kildare is synonymous with the equestrian world, and horseracing fans will love the fact that the new homes are close to the Curragh racecourse, with Punchestown and Naas just a short drive away. Tully Road itself is also famous for the Irish National Stud, set on about 950 acres of rich green lands and associated with some the world’s most famous racehorses such as Invincible Spirit, Sea the Stars, Hurricane Fly, Moscow Flyer and Beef or Salmon.

There is a range of primary and secondary schools near Oaktree, including St Bridget’s Primary School, Educate Together, Kildare Town Community School, and Gaelscoil Mhic Aodha, while Newbridge College is just 6km away.

Local bars and restaurants include the award-winning Hartes Bar & Grill, Silken Thomas, Cunningham’s, Kildare House Hotel, Starbucks, Dunne & Crescenzi, and Le Pain Quotidian. Visitors love local attractions such as the Japanese Gardens, the Irish National Stud, Kildare Village and The Curragh.

Golf fans will not be left wanting, with Dunmurray Springs – an award-winning championship golf course – as well as Cill Dara and the Royal Curragh Golf Clubs within easy reach. Also nearby are the Round Towers GAA, Cill Dara Rugby Club and Kildare Town AFC.

For those with a taste for fashion, the internationally renowned Kildare Village is on Oaktree’s door step. With brands and designers such as Gucci, Ralph Lauren and Hugo Boss, to name but a few, as well as several restaurant options, Kildare Village has become a firm favourite with the style conscious. Kildare itself has all the ameni- ties a family needs, including playgrounds, walks and three major supermarkets.

For the health enthusiasts there are many health and leisure centres/spas within the area or take a stroll along the private walks of the Irish National Stud and Japanese Gardens.

Each Oaktree home has been designed to provide high end accommodation, and features an exceptional 9 ft ceiling height on the ground floor, which adds to the sense of space. Excellent bedroom storage will be provided with classic light grey Shaker style wardrobes fitted in each of the bedrooms, while bathrooms will feature the luxurious Ibertile Ceramic wall and floor tiling as standard, while kitchen floors will be finished with stylish tiling from the Mywood range. A unique Grandbrind electrical design detail in Oaktree, meanwhile, is the positioning of LED lights on the stairs of each home.

In addition, all homes have been designed and built with attic trusses to facilitate future conversion of the attic space. For buyers who eventually choose to convert, there is the potential for an extra 250-400 sq ft of space, depending on house type and subject to planning permission.

Meanwhile, all Oaktree homes are A3-rated for energy efficiency. Fitted with triple glazed PVC windows throughout, they also feature other energy-saving elements such as superior levels of wall and roof insulation and increased levels of air tightness. These will vastly improve the efficiency of these homes while helping to significantly reduce running costs.

Outside, rear gardens are seeded and enclosed by sturdy timber panels with concrete posts; to the front, each driveway is finished with ‘Rustic Corrib’ permeable paving.

In total, Oaktree will eventually comprise 163 semi-detached and detached homes (129 three-bedroom and 34 four-bedroom). With the first two phases sold out, the third – comprising 14 three-bedroom semi-detached homes – is to be launched
