THERE is literally a home for everyone at Hampton Wood Square – a brand new scheme on St Margaret’s Road, Dublin 11. With everything from three and four-bedroom townhouses to two-bed penthouses and three-bed duplexes, this is no one-size-fits-all development.

Built using traditional brick but with contemporary design throughout, the homes are all A-rated for energy efficiency, and all qualify for the help-to-buy scheme.

In terms of location, Hampton Wood Square is just inside the M50, close to Dublin Airport and that all-important Quality Bus Corridor that links it to the city centre. A frequent bus service passes the gates on St Margaret’s Road, while drivers can easily access the city – and elsewhere – via the adjacent motorway.

But you won’t have to travel much at all from here to find a selection of amenities – from the local shops at Hampton Wood to IKEA, and from the Charlestown Shopping Centre to Gulliver’s Retail Park. Excellent local sport and leisure facilities cater to everything from golf to soccer, with particularly noteworthy amenities at Santry Stadium and Dublin City University (DCU). This area is also not short on major employment centres such as Northwood Business Campus,North City Business Park,DublinAirport,Beaumont Hospital, Bon Secours Hospital, All Hallows College and DCU.

The homes themselves all offer a generous kitchen/dining area in what is a highly versatile space that is easily adaptable to a range of family needs. Bedrooms are big on space as well as storage, and the finish throughout – from the bathrooms to the kitchens and beyond – is to the highest specifications.

Outside, meanwhile, two large pillared entrances lead into the carefully landscaped grounds of Hampton Wood Square. Designed by Ronan MacDiarmada & Associates, they incorporate elegant lawns, meandering pathways, extensive natural stone feature work and exterior lighting, with shrub and tree planting throughout.

Hampton Wood Square homes earn their high energy efficiency rating in three main ways. The first is through high levels of insulation and air tightness. The second is throughthe use of A-rated appliances and condensing boilers, as well as efficient control systems. The third is via their nightsaver photovoltaic technology, which enables the homes to generate some of their own energy, and use it at night time.

All combine to ensure that energy bills on these homes will be minimised as much as possible, and in many respects the homes considerably exceed the requirements of current building regulations on energy efficiency. For example, the triple glazed windows achieve 50% less heat loss than the maximum allowed, while the air tightness in the homes is 50% better than required in the regulations.

In terms of size, the three-storey fourbed homes extend to 1,388 Sq Ft, and the three-storey three-bed homes to 1,421 sq ft. The two-bed penthouses are 1,050 Sq ft, and the two-bed garden apartments are between 861 sq ft and 1,001 Sq Ft. The three-bed garden duplexes range in size from 1,130 sq ft to 1,151 sq ft, while the three-bed duplex penthouses extend to between 1,281 sq ft and 1,421 sq ft,
