Faded seaside guest house

- Mark Keenan

What is it?

A nine-bedroom former guesthouse on Main Street in Bundoran, Co Donegal, overlooks the beach at the rear. It has become seriously run down during a 10- to 15-year abandonment. It needs a builder to kiss it quick.

Tell me more about the place...

Built in the early 1900s, it’s a classic elegant Edwardian seaside B&B, popular in times when most of us spent our hols at home in Ireland. It comes with two substantial reception rooms and a yard site to the rear.

The good news?

. The walls appear to be reasonably sound and this is quite a beautiful property with character and exceptional seafront views. Seaside breaks in Ireland are back for weekends.

And the bad news?

The roof has been letting in water for years which has caused the upstairs ceilings to give way while downstairs is just as bad with wallpaper and paint peeling everywhere. The damage is such that many will consider knocking the internal quarters, keeping the facade and rebuilding again.

How much to buy it?

The asking price is €155,000

And to fix it up?

To restore it or demolish and rebuild for €200,000.

What will I end up with?

For €355,000 this house could make for a very substantial family residence or holiday home and might even suit for a boutique guesthouse or B&B by the sea.
