IN 2006, the owners of 58 Villa Park Avenue in Dublin 7 obtained planning permission to build a two-storey residence next to their own house, which at the time stood on a roomy corner site.

The new property (Number 58A) was finished the following year, blending almost seamlessly in with its neighbours on the street, complete with bay windows and red-brick detailing around the arched front entrance.

It means Number 58 is now a midterrace­d house, where once it was semi-detached. But it’s in good order, having been renovated and extended in 2008, including new wiring, plumbing and insulation making for a B3 energy rating.

The attic was converted also, so that the floor area of the house now stands at 1,217 sq ft. That includes three bedrooms on the first floor, with one giving onto a 225 sq ft decked balcony.

The back garden consists of a deck (outside the kitchen/dining room doors) and a lawn, and there’s also a garage with access to a back lane. The front garden is paved for off-street parking.

It’s about five minutes’ walk from here to the Phoenix Park, and Broombridg­e station is about 20 minutes away on foot.
