Luas brings benefits in Cabra

-

ACCORDING to the Property Price Register, 8 Cuala Road in Cabra, Dublin 7, last sold in March 2015 for €325,000. Three years later it’s back on the market for an extra €70,000.

It had already been refurbished and extended in time for the 2015 sale, but since then it has gained one significant selling point that it didn’t have three years ago: the Luas cross-city has arrived.

You can now get from 8 Cuala Road to the Cabra Luas Stop after less than a five minute walk. Alternatively, if you’re feeling energetic, you can walk from there to Phibsboro in about 15 minutes.

Thanks to its recent refurbishment, the house — in the middle of a terrace — is in good nick and very attractive decorative order, with wooden floors and a bright, skylit kitchen and dining room.

It’s essentially a two-up, two-down, with a floor area of 936 sq ft.

The kitchen is at the back of the house, with French doors to the garden.

To the front is a living room with a wood-burning stove, and the room is big enough (at about 22ft by 15ft) to allow one corner to be made over to a study area.

There’s also a shower room off the kitchen on the ground floor.

Number 8 has two bedrooms on the first floor, both doubles, but as there’s no bathroom on this level a new owner may consider adding an en-suite to the back bedroom, which measures roughly 15ft by 12ft.

The back garden has a sandstone patio and steps up to a lawn, with shrubs and flowers, and there’s pedestrian access from there to a rear laneway, so you won’t have to drag the bins through the house.

The front garden has been cobbled for off-street parking, flanked by f lowerbeds.

It’s for sale for €395,000 with Sherry FitzGerald Drumcondra (01) 837 3737.
