NOVEMBER 2015 saw the arrival of a new housing developmen­t called Royal Canal Park, situated between Ashtown and Cabra. All 154 homes built on the site have since been sold so the developer, Ballymore, has moved onto a new section called Camden Royal Canal Park,

The marketing material for Camden, which will comprise 71 homes, lends the scheme a more cosmopolit­an vibe than its predecesso­r. The 22 three and four-bed terraced and endof-terrace homes in the first phase of Camden, which is launching this weekend, have the same layouts and sizes as the original Royal Canal Park but come with new, ultra-modern exterior finishes.

The scheme is aimed at first-time buyers and young families searching for homes with easy access to the city centre. While the scenic route to the canal-side developmen­t is through the Phoenix Park, Castleknoc­k and a charming quasi-rural road via Ashtown, there is a train and Luas service nearby that serves the city centre directly. Residents can also walk or cycle the canal towpath to the city.

All the timber-framed houses at Camden, designed by O’Mahony Pike Architects, have higher-than-standard ceiling heights to the ground floor, high-performanc­e hardwood windows, and double-glazed patio doors leading to a rear garden. The custom-designed kitchens — a Ballymore trademark — are fitted with Minerva worktops and a range of appliances.

The cheapest style in the first phase is the Ash, a three-bed with 1,234 sq ft of accommodat­ion and a starting price-tag of €385,000.

The facade of the two-storey house type is finished in a combinatio­n of Buff brick and self-coloured render blockwork, with concrete roof tiles, and a recessed pale-green front door with side glazing. Inside, a set of doors connects the front living room to the extended kitchen/diner.

One of the key design features in this style is a family den off the kitchen, at the rear of the ground floor, that can accommodat­e a multi-media wall, which can help keep children entertaine­d while the family cooks meals. The first floor is home to a master en suite, two further bedrooms, and a family bathroom.

Also available in the tranche are three-storey four-bed homes ranging in size from 1,621 sq ft to 1,744 sq ft, with prices starting at €445,000. The Heron, a four-bed mid-terrace style with 1,677 sq ft of space laid out over three floors, was designed with trader-uppers in mind as there is an extra family lounge off the kitchen/diner — in addition to the front sitting room.

Commuters who buy at Camden will have myriad transport options. The 120 Bus route has 54 departures every weekday from Royal Canal Park to Parnell Street, while the nearby Navan Road gives residents easy access to both the M50 and Dublin city centre. Ashtown rail station is just a 10-minute walk away and is served by a regular commuter train that travels to Dublin Connolly station in just 14 minutes.

The showhouses at Camden will be available for viewing tomorrow and Sunday, between 12pm and 2pm.
