Exclusive nature of gated scheme reflected in the price

HOLSTEINER Park is a rarity among new schemes — a private gated developmen­t outside Co Dublin.

The tree-lined scheme of 21 detached Georgian-style homes, across the border in the Co Meath dormitory town of Clonee, was designed to appeal to trader-uppers from Dublin suburbs such as Castleknoc­k and Lucan.

The developmen­t is being built by Glenveagh Homes on land that once belonged to the neighbouri­ng Williamsto­wn Stud.

The equine theme is reflected in the names of the house styles, all of which are named after champion racehorses and come with their own mudroom.

The second and final phase of Holsteiner Park, which originally launched a year ago, was released last month and four of those nine properties are still for sale.

The exclusive nature of the gated scheme is reflected in the prices: they start at €795,000 for a four-bed Frankel style, while prices for the Galileo, which come with a whopping floor space of 3,455 sq ft, start at €900,000. A showhouse, styled by Ventura Design, has just opened at the developmen­t site to market the Galileo.

Each two-storey house sits on a third of an acre, on grounds landscaped by Ingrid Swan. The façade is finished in a mix of select brick and nap render, with a granite plinth.

There is also granite to the sills of the windows, which themselves are surrounded by raised reveals. A gravelled driveway leads to a grand entrance with a porch.

Inside, there is underfloor heating to the ground floor and nine-foot ceiling-to-floor heights on both the ground and first floors. Gallagher Kitchens has supplied the painted in-frame kitchens with quartz worktops, as well as the shaker-style bedroom wardrobes. All the bathrooms are fitted with Villeroy & Boch sanitary ware.
