THE Ballintyre estate was built in

2004 on the grounds of the 19thcentur­y house known as Ballintyre Hall in Dublin 16. It won the Irish Developmen­t of the Year award the following year for its developer Ray Grehan, who would later be declared bankrupt in the UK.

The estate continues to thrive, however. Ballintyre Square is just off Ballinteer Avenue and handily situated for faffing about outdoors in fine weather. It’s about half a kilometre from the entrance to Marlay Park, with its 300 acres of woodland, ponds and walks, as well as golf, tennis, cricket and miniature railway.

For less esoteric pursuits, such as grocery shopping, there’s a SuperValu across the road. When you need to be elsewhere, there’s a bus stop on Ballinteer Avenue and the M50 (Junction 13) is about a five-minute drive away.

Number 14 is on the second f loor and has a balcony which, although it presents an unexceptio­nal view, is at least south-facing.
