THE offspring of couples who moved to a then-new Swords development called Ridgewood in the late 1990s have now come of age and have families of their own, so they are buying properties in a new section of the Ridgewood site called Ashfield.
Indeed, Ridgewood was designed with families in mind: it’s located beside 14 acres of amenity space laid out as seven playing pitches and two playgrounds, and is close to facilities such as a creche and medical centre.
MKN Property Group, the family-owned developer behind the Seascape and Churchfield developments in Clontarf, started building Ridgewood before the turn of the millennium and a plethora of phases followed, including The Cedars, The Oaks and The Elms — names inspired by the mature trees that line the avenues and dot the open spaces throughout the development. Construction stalled during the property crash, but in 2016, the 173-unit Ashfield was launched at the Forest Road site.
The final phase of Ashfield was launched last weekend, wrapping up almost two decades of development at the scheme. Of the
33 traditional-style houses released, 15 are still for sale.
The final tranche consists of 23 four-bed semi-detached homes from the A1 range, each of which measures 1,410 sq ft and costs between €430,000 and €445,000 — prices depend on the orientation of the properties. There is also one detached home from the
A2 design: it is the same size as the four-bed semi and is priced from €450,000.
Of the 10 three-bed semis released from the B1 and B4 house types, there is just one left from each style. The B1 version measures 1,255 sq ft and costs from €390,000, while the B4 is a tad larger and more expensive, at 1,260 sq ft and €395,000, respectively.
Most of the homes in this last phase of Ashfield command views of the trees bounding the development and the farmland beyond. The four-bed semi styles also come with south-facing back gardens to make the most of the sun.
Externally, the facades of the houses are finished in a mix of brick and render, all complemented by high-performance double-glazed windows from Grady Joinery windows and a zinc-clad canopy over a painted front door. There is cobblelock to the front driveway and timber post and panel fencing to the rear garden. The contemporary-style kitchen inside, supplied by Nolan Kitchens, comes with soft-close doors and drawers, an island unit, a built-in microwave and cooker hood, and tiling to the floor. The kitchen appliances are included in the price if contracts are signed and exchanged within 21 days.
The bathrooms and ensuites are also contemporary in style. The bedroom wardrobes, which come from Cawley’s Furniture, have light grey shaker-style doors and an oak carcass.
Each of the A-rated homes has an energy-efficient central heating system powered by an outdoor A-class Dimplex air-source heat pump.
A new four-bed showhouse went on view for the first time last weekend, and viewings will continue tomorrow and Sunday, between 12pm and 2pm.
