Getting into the Grove

Lanesville Grove, Monkstown, Co Dublin

-

ASKING PRICE: €520,000-€795,000 AGENT: Sherry FitzGerald (01) 284 4422

LANESVILLE Grove, an infill development built on the site of a former pub in the south Dublin suburb of Monkstown, is subtly worked into the fabric of a quiet road off Monkstown Avenue. The new enclave of three-bed semi-detached homes and townhouses is tucked away on the corner of Monkstown Farm and Baile Uí Liachain.

It’s being developed by Kingston Construction, a Dublin-based company behind projects such as the rebuilding the roof of the now-defunct Clerys department store after damage caused by flash floods in 2013, and the fitting out of offices at Heuston South Quarter, a scheme of apartments and commercial units across from Heuston Station.

Lanesville Grove, which was launched last weekend, comprises five properties, though just four have been put on the market. No 2 Lanesville Grove is a terraced three-bed measuring 1,184 sq ft and priced from €520,000. Nos 4 and 5 are a tad smaller, at 1,141 sq ft, with the former property priced from €595,000 and the latter costing €625,000 — No 5 is a showhouse fitted out by Kee Interiors, so fittings and appliances are included in the sale price.

No 3 Lanesville Grove, meanwhile, has 2,153 sq ft of space laid out over three floors, with a commercial unit on the ground floor and a duplex apartment on the top two floors. This property, which is being sold as one lot, has a €795,000 price tag.

The stone cladding to the facades of the homes lend a sleek look to the properties and are complemented by an anthracite grey front door and window frames. There is off-street parking to the front, while the west-facing rear gardens are laid in lawn bordered by flowerbeds and come with a granite-paved patio.

Inside Nos 4 and 5, there is a living room up front with ceiling coving and a feature fireplace with a reconstituted stone surround and a Stovak stove insert. The open-plan kitchen/ diner to the rear has a fitted kitchen with reconstituted stone worktops and a breakfast bar, as well as sliding doors that lead out to the patio. A utility room and a guest lavatory complete the downstairs accommodation.

Off the first-floor landing, which is carpeted and has a side window to allow in more natural light, there are three bedrooms fitted with wardrobes and carpets. The master bedroom, which is located to the front of the first floor, has a shower room in the ensuite. Also on this level is a bathroom with a tiled floor, partly tiled walls, a bath with an overhead shower, a skylight, a wash-basin and recessed lighting.

The A3-rated properties at Lanesville Grove have double glazing to the windows and underfloor heating. They are within walking distance of Monkstown Village and its shops and restaurants. The Salthill and Monkstown Dart station is a half-hour walk, and the area is also serviced by bus routes such as the 46A from Kill Avenue, the 7B from Abbey Road, and the 4 and 63 from Monkstown Avenue.

Viewings at Lanesville Grove are currently by appointment, but the selling agent expects to hold open viewings from March 24 onwards.
