THE gate lodge to the 19th-century Donacarney House near the Co Meath village of Mornington was a late addition to the estate, once home to Henry Daly, the High Sheriff of Louth during British occupation.
Built around 1920, the gate lodge and its Tudor-style front porch have been restored and now form the entrance to Donacarney Wood, a development launching this weekend that’s set on the grounds of the eponymous country house, a three-bay protected structure constructed in the 1860s off Mornington Road.
Donacarney Wood follows in the footsteps of Maydenhayes, a scheme of three and four-bed homes released in 2015 that was developed in a U-shape around the same historic building. The latest scheme, developed by Calmont, consists of four and five-bed semi-detached and detached family houses, all interspersed with landscaped open spaces beside the Donacarney demesne’s woodlands.
The initial phase of 19 houses is being released this weekend, with starting prices ranging from €325,000 to €470,000, but there will be some 80 houses in all when Donacarney Wood is finished. Sizes go from 1,442 sq ft for a four-bed semi to 2,142 sq ft for a five-bed detached property.
The facades are finished in a warm English Natural Birtley buff brick to the front bay, K Rend champagne-coloured render to the other half of the front elevation, and sandstone to the sills of the pebble-grey Alucad windows. The French Imery burnt-red natural clay tiles to the roof are echoed in the canopy over the hardwood front door.
There is enough parking for two cars in the front cobblelock driveway, while to the back of the house, double doors off the kitchen/ living space lead to a rear garden enclosed by block walls and concrete posts and panels.
Would-be buyers who expect their families to grow in future can opt to expand into the attic at an extra cost. These attic conversions will have a large Velux window to the bedroom.
The kitchens at Donacarney Wood were made by Italian manufacturer Pedini and supplied by Drogheda-based McAuley Kitchens. The kitchens have square-edged contemporary-style worktops and upstands, and come with integrated appliances. The separate utility room is fitted with matt slab doors and a contemporary worktop with a stainless-steel sink. McAuleys also supplied the matt stone-grey fitted wardrobes to the bedrooms. The bathrooms and ensuites, meanwhile, have wall-hung sanitary ware from Fieaga Living as well as heated towel rails and floor-to-ceiling tiling.
The houses at Donacarney Wood were designed to achieve an A3 BER.
The development itself is 700 metres from a new 1,000-pupil national school and is 5km from Drogheda, from where there is a train link to Dublin and Belfast.
