Life’s a beach in Sandymount

-

ACCORDING to the Property Price Register, 11 Sandymount Court in Dublin 4 last sold in January 2017 for

€635,000.

It’s now back on the market at

€695,000 — an increase of 9.4%, which is below the Dublin average over the past 12 months or so of 11.6%.

Sandymount Court is sweetly situated as it’s a short (80-metre) culde-sac opening south off Beach Road in Sandymount. Once you cross Beach Road you’ll reach Sean Moore Park and Clanna Gael Fontenoy GAA grounds, and if you turn right you’ll reach the sea after about two minutes’ walk.

Number 11 is a red-brick terraced house measuring 1,076 sq ft, and it has a converted attic with two big skylights presenting views of Dublin Bay.

Below that, on the first floor, are three bedrooms — two doubles and a single, all with wooden floors. The main one has an en-suite with a pumped shower.

The ground floor has a bay- windowed living room to the front, right of the entrance hall, with a gasfitted fireplace in marble.

Double doors lead from there into the eat-in kitchen measuring 16ft by

11ft. The kitchen has been thrown open into a sunroom at the back, where there’s a vaulted ceiling with two skylights, and floor-to-ceilings windows with French doors to the garden.

That garden, measuring about 22ft by 16ft, faces south-east and has a lawn and a wooden shed, painted blue. Meanwhile you can park the car — or the bicycle — on the cobble-lock front garden, where there’s also a wooden bin store.

Number 11 has gas-fired central heating and a C1 energy rating. It’s about five minutes’ walk from here to Sandymount Green, and about 15 minutes to Sandymount DART station.

It’s for sale with Sherry FitzGerald Sandymount (01) 667 2244 for

€695,000.
