D14’s Washington monument

-

WASHINGTON Park, a cul-de-sac estate running north from Butterfield Avenue towards the River Dodder in Dublin 14, was built in the 1950s.

Naturally enough, considering the era and the fact that this part of Rathfarnham was then relatively rural, all the houses came with garages.

And naturally enough, as with so many other houses of this vintage, most of the garages at Washington Park have long since vanished.

In the case of Number 11, the garage has been turned into a playroom, adding about another 135 sq ft of usable living space.

But the house has expanded in other ways too — outward and upward, with a big rear extension, a first-floor extension above the former garage, and an attic conversion.

The attic is intended for use as a bedroom, with skylights and an ensuite shower.

There used to be four bedrooms on the first floor but there are now three, with one en-suite and a main family bathroom with a free-standing clawfoot bath.

As well as the playroom, there are three reception rooms on the ground floor. A living room and a TV room are to the left the entrance hall and communicating through double doors. Behind the playroom is a family room with a cast-iron fireplace.

Both the television room and the family room are open-plan to the extended kitchen, which measures just under 28ft by 13ft. It has a countrystyle fitted kitchen with a breakfast bar, and there are four skylights and two sets of French doors to the garden.

In all the house now measures 2,172 sq ft, including the attic.

And despite the size of the extension, the back garden is still 65ft long, with a patio, lawns and a wooden shed.

The agent is Sherry FitzGerald Templeogue (01) 495 1111 and the asking price is €975,000.
