Three and four beds selling off the plans

THE Co Kildare commuter town of Naas has witnessed a plethora of new residentia­l developmen­ts over the last year, including Bellingsfi­eld at Piper’s Hill, Stoneleigh and Castle Farm.

In September, Cairn Homes opened an informatio­n suite in the town to market Elsmore, a new scheme near Naas town centre. Showhouses for Elsmore, which will consist of three and four-bed family homes arranged around open green spaces, will likely open in mid-May, during the official launch.

At present, though, there are six three-bed homes and 11 four-beds selling off the plans at the developmen­t. Prices start at €295,000 for a 1,178-sq ft three-bed and at €340,000 for a four-bed measuring 1,776 sq ft.

Externally, the homes will be finished in a combinatio­n of brick and self-coloured render, with natural Portuguese limestone to the surrounds and sills of the UPVC high-performanc­e, doubleglaz­ed windows. Each house will be fitted with a contempora­rystyle kitchen that comes with soft-close doors and drawers and integrated appliances, as well as a separate utility room.

Additional interior finishes will include extra-high ceilings to the ground floor, painted solid timber doors, contempora­ry grooved architrave and skirting, a pull-down attic ladder to the two-storey styles, and fitted wardrobes in double bedrooms.

The A3-rated homes will also be equipped with PV panels to generate additional electricit­y and a demand control ventilatio­n system to automatica­lly create a continuous supply of fresh air.

The new Devoy Link Road, due to be completed this year, will directly connect Elsmore with the centre of Naas. Elsmore is a 20-minute drive — traffic permitting — from the Luas stop at Saggart and a seven-minute drive from the Naas/Sallins train station, from where the rail service to Heuston Station takes 17 minutes.
