Little county a big lure

DUBLIN commuters flocking to Louth in search of more bang for their buck and local trader-uppers are likely to be drawn to Darabeag in Dundalk — especially because of the new developmen­t’s proximity to Clarke train station.

Darabeag, which is located within the Lis Na Dara estate off the Carrick Road, is beside the train station, from where rail passengers can reach Connolly Station in as little as an hour.

The block-built homes at the scheme, which is being developed by Bennett Homes, are arranged around a landscaped open green area. The initial phase, which is being released this weekend, consists of five three-storey five-bed detached homes from the developmen­t’s type D range, with prices starting at €385,000. When Darabeag is finished, it will comprise

70 homes in all, with two-, three- and fourbed house types earmarked for future phases.

The five-beds in the first phase each span

2,186 sq ft, with the fifth bedroom and a study occupying the entirety of the attic space.

Their facades are finished in a classic country manor red brick, with slate-effect concrete roof tiles from Roadstone’s Causeway range. A porthole off the second floor lends an unusual touch to the facade, while a canopy hangs over the UPVC black front door.

The frames of the large future-proofed double-glazed windows are in a chalk colour.

A tree has been planted to the front garden, which flanks the cobblelock driveway. Stone walls and timber fencing enclose the back garden.

Inside, there are Deanta internal doors with chrome handles, locks and hinges throughout, as well as higher-than-standard ceilings to the ground floor.

The rear of the home has a large open-plan kitchen/dining/lounge area with French doors that open on to a patio area.

Buyers have a choice of colour for the painted in-frame kitchen, which is supplied by Fearon Developmen­ts and comes with Bosch appliances such as a full-size fridge-freezer as well as a double Cuisinemas­ter cooker with a five-burner gas hob and griddling hotplate. The separate utility room has been fitted with units and a sink, and buyers also have a choice of tiling.

An ensuite and contempora­ry-style walk-in wardrobes have been fitted to both the master bedroom on the first floor and the bedroom on the second floor, where oversized Velux windows allow in extra light.

The bathrooms and ensuites have ceramic tiles to the floors and walls, Sonas sanitarywa­re, heated towel rails and vanity units.

The ensuites have extra-large shower trays, with the master ensuite having been fitted with a rain-effect shower head. The A3-rated homes at Darabeag are equipped with a high-efficiency gas boiler and a quick-recovery hot water cylinder. The developmen­t is a nine-minute drive from the M1 while the M50 is 45 minutes away and Drogheda is 25 minutes away. The showhouse at Darabeag, which has been fitted out by Vobe Interiors, will be open tomorrow and Sunday, from 2pm to 4pm.
