In at the deep end in Sandycove

DON’T be deceived by the name: The Forty Foot in Sandycove is not 40ft deep. In fact, the water around the famous promontory immortalis­ed in Ulysses is not beyond 20ft in depth.

It is deep enough, though, that if you’re a mediocre swimmer you should know better than to attempt a dip in it, unless you’re wearing armbands or at least clutching an inflatable flamingo. Either that, or get in a bit of swimming practise first.

You can do that at the Swim Academy at Castle Park School, ten minutes’ walk from the Forty Foot promontory. Elton Court, a small developmen­t built by Sorohan in 2003 off Castle Park Road, is less than 100 metres from the Swim Academy.

No17 has a low-maintenanc­e garden, so you can spend less time labouring in it and more time swimming.

The front garden is paved while out the back the south-facing garden has a wooden deck and gravelled area, a water feature, raised beds, trellising and a cute green garden shed big enough for what few tools you’ll need.

You can reach the back garden from a sunroom at the rear of the house, which is dual-aspect and also has two skylights getting the best of the southern light.

The sunroom is open-plan to the kitchen and dining room, which has integrated appliances and a granite counter-top.
