Commuting distance appeal... with 12 houses almost ready to move into

CASTLEWELL­AN Park, a new Celbridge developmen­t just a 10-minute walk from the 18th-century Palladian-style Castletown House and its parklands, is aimed at both local families and Dublin commuters in search of more affordable family homes.

The scheme, named after a townland in the area, is just 21km from Dublin city centre, which can be reached in 20 minutes from Celbridge’s Hazelhatch train station. Castlewell­an Park also has easy access to the nearby

M4 motorway, which — in turn — leads to the M50.

Castlewell­an Park is located on the Maynooth Road and will comprise 79 two, three, four and five-bed houses laid out over two and three floors when it’s eventually finished. Castlewell­an Park is being developed by Andrews Constructi­on, the company responsibl­e for other Leinster schemes such as Athlumney Wood in Navan and Petitswood Manor in Mullingar.

The first 12 houses at the new developmen­t are being released this weekend, with a 1,324-sq ft three-bed townhouse costing from €340,000. The tranche also contains one five-bed, one detached four-bed spanning 2,004 sq ft, and four-bed semi-detached properties ranging in size from 1,621 sq ft to 2,263 sq ft.

Unlike the first phases of many new housing estates, all 12 houses are built and almost ready to move into. In addition, all the developmen­t works to the site, which has its entrance on Aghards Road, are complete and the scheme is fully landscaped. The facades of the concrete block-built houses at Castlewell­an Park are finished in a combinatio­n of render and pale-yellow Country Manor brick, with white to the frames of the future-proofed windows and the front Ultratech door, which comes with glazing to one side.

A slate canopy hangs over each front door and there are box-bay windows off the ground and first floors — apart from the townhouse styles.

The cobblelock driveway out front has iron railings complement­ed by shrubbery that acts as the boundary with neighbouri­ng houses. French doors to the rear of the houses open on to a paved patio and lawn.

At the three-bed mid-terraced homes from the E range, there is a front living room with a set of double doors connecting it to the kitchen/diner. A guest lavatory and a utility room complete the downstairs accommodat­ion. There are two bedrooms — one of which is ensuite — and a bathroom on the first floor, and a second ensuite located on the second floor that has a dormer window.

At the end-of-terrace three-bed styles, a rear kitchen extension to the ground floor allows space for a family lounge area and a kitchen island. The latter is also available, albeit in a larger footprint, at the B1 style of four-bed semi, which has its main entrance to the side rather than to the front to make way for a larger living room.

Each house has 9ft-ceilings throughout the ground floor and a fully fitted kitchen from BeSpace, with tiling supplied by Design Emporium in Deansgrang­e. At the four-bed house types, the kitchen units are painted and fitted with Silestone worktops. The A3-rated homes are each equipped with an air-to-water pump for hot water and heating.

The developmen­t is within walking distance from a slew of schools, including Scoil Mochua Primary School, while Maynooth University is a 10-minute bus journey away. Two showhouses at Castlewell­an Park will open for the first time this weekend. Open viewings will be held from 2pm to 4pm tomorrow and Sunday.
