- Hamilton Park, Castleknoc­k, Dublin 15

DUBLIN 15 was among the busiest postcodes for property sales in the capital in 2017 and was one of the few markets in the city to experience a plenitude of new homes going on the market.

One of the contributo­rs to that supply is Hamilton Park, a scheme laid out around five acres of green space, just off the Carpenters­town Road. It is being built by Park Developmen­ts Group, the company behind other Castleknoc­k estates such as Bramley Wood, Carpenters­town Park and Luttrellst­own Park.

The developmen­t, which first launched in 2015, saw another release of 22 homes on May 18, and 10 of those properties are still on the market. Four of the remaining properties from the latest tranche are from the Orpen style (all the house types are named after Irish painters), measure 1,215 sq ft, and cost from €485,000, while six are from the Lavery design have 1,615 sq ft of living space with prices starting at €575,000.

Interior features at the houses include custom-designed Nolan fitted kitchens with quartz countertop­s and built-in appliances, Brogan Jordan wardrobes in the bedrooms, and Grohe showers in the ensuites. The properties were designed to have either an A2 or A3 BER and are equipped with triple-glazed Rationel windows, an efficient gas boiler, and have solar panels on the roof that heat domestic water.

Hamilton Park is beside St Patrick’s National School, is a five-minute drive from Castleknoc­k village, and is a 15-minute walk from Coolmine railway station.
