Think out Louth in Ivy House

-

THERE are around two acres of land going with Ivy House, at Old Road near Monasterboice, Co Louth. The agents suggest a new owner might consider carving up the site for another house, thereby possibly recouping some of the purchase price.

If you didn’t feel the need to do that, however, the surrounding land does give you a nice bit of privacy and enough space to accommodate a donkey, at the very least, in some comfort.

Much of the site has been landscaped in any case, with various patios and a wooden deck, lawns and shrubbery and a vegetable garden, all in spickand-span condition.

The house is just as neat and carefully tended inside as well. It’s 1,991 sq ft including three bedrooms. Two of these are on the first floor, including the en suite master bedroom. The third is downstairs and has an en suite shower and French doors to one of the patios.

Elsewhere on the ground floor there’s a formal sitting room measuring about 20ft by 15ft with a bay window and a solid-fuel stove in a marble fireplace. The other reception room is a triple-aspect living room off the kitchen, with a vaulted wooden ceiling, a cast-iron solid-fuel stove and sliding patio doors.

The kitchen itself is about 16ft square and has painted wooden cabinets, and there’s a separate utility with a cooker and hob in it.

The grounds also include a detached block-built garage and a steel garden shed. Despite its name, there’s no ivy growing up the walls of Ivy House, but that should be an easy fix.

It’s one of some half a dozen properties on a half-kilometre cul-desac veering off the Old Road, about two kilometres from Monasterboice. This places it about 45 minutes’ drive from Dublin Airport via the M1. It’s for sale for €450,000 with REA O’Brien Collins in Drogheda, (041) 987 5444.
