What is it?

A 1940s two-up two-down at 4 Priory Road in the well known Claddagh suburb of Galway City. This house is in near original condition. A kitchen lean-to has been added. But little has been done in the last 35 years. Tell me more about the place... The house is within handy walking distance of both the City Centre and Salthill and is a popular spot for those seeking a solid starter home. The original stove is still installed in the main reception room.

The good news?

Old Corpo homes are rock solid in constructi­on and this appears to be no exception, although obviously a survey will be required. There’s space for a single storey extension to the rear for a new kitchen/living room and precedent has been set locally. Great original floorboard­s.

And the bad news?

Needs everything done. So rewiring, replasteri­ng, replumbing, new kitchen, bathroom and extension. The agent doesn’t think this wonderful stove works and it might be costly to restore. You’d keep it though wouldn’t you?

How much to buy it?

The AMV for auction on July 20 is €195,000.

And to fix it up?

We estimate that €80k will do it with the extension.
