BROADMEADOW Vale, a new development within walking distance of the Co Meath commuter town of Ratoath, will especially appeal to couples and families priced out of Dublin. Its traditional-style homes are located beside St Paul’s National School and overlook an open green space. When it’s finished, the scheme will consist of 126 two, three, four and five-bed homes in terraced, semi-detached and detached styles. The mix is designed to appeal to as wide a range of prospective purchasers as possible, from buyers hunting for their first home to trader-uppers seeking to upgrade to an energy efficient newbuild from an older property.
Broadmeadow Vale is being built by Sherwood Homes, the company behind other Ratoath schemes such as The Old Mill and Milltree Park. More than 40 homes were sold in the wake of the original launch in March, so the joint selling agents are releasing a further 15 properties this weekend, when they will open a new showhouse for the development’s five-bed detached style.
Prices in the latest tranche start at €310,000 for a three-bed, which is available as a terraced or semi-detached house type, with sizes ranging from 1,184 sq ft to 1,238 sq ft. The five-bed — the largest style at Broadmeadow Vale with 2,238 sq ft of living space across three floors — costs from €480,000 to €495,000.
There is a full-brick façade to the latter house type, with the facing in a Kingscourt Country Manor brick. That is complemented by sandstone to the sills and surrounds of the high-performance, double-glazed UPVC windows and by concrete slate-effect tiles to the roof. There is a cobble-lock driveway out front and a paved patio and a garden to the rear.
Inside, a spacious hallway leads to a separate reception room to the front of the house and to a rear kitchen/diner with an extended family area that overlooks the back garden. A utility room is located off the kitchen.
The staircase leads to the first floor, where there are four bedrooms — one of which is en suite — and a family bathroom. The second floor is home to the master en suite and storage room.
Both the three-bed and five-bed house types are fitted with a custom-designed shaker-style kitchen with quartz countertops and upstands, all supplied by Gallagher Kitchens. The bedroom wardrobes are also in a shaker style. The bathrooms and en suites have high-end contemporary sanitaryware, chrome fittings and porcelain tiling to the floors, bath or shower wet areas, and sink splashbacks.
Additional interior finishes include a neutral colour palette to the walls, ceilings and timberwork, as well as hardwood balustrades and painted handrails to the staircase, chrome ironmongery throughout, and contemporary doors, skirting boards and architraves. A pulldown air-tight ladder has been fitted to the attic.
Each home has an A3 BER, contributing to low utility bills. An air-to-water heat pump provides central heating and domestic hot water.
Broadmeadow Vale is a 10-minute drive in light traffic from the Dunboyne/M3 Parkway train station, where there are rail services to Dublin Docklands and Connolly Station. Ratoath has easy access to the M1, M2, M3 and M50, while Bus Eireann operates routes from the town to Dublin city centre and to Dublin Airport.
