Down h ill Enniscorthy terrace

- Mark Keenan

What is it?

The house at 42 Irish Street in Enniscorthy is a quaint period terrace on a downwards slope (or upwards depending on which way you might want to look at it).

Tell me more about the place...

Number 42 hasn’t been occupied in decades and is located on the way into the historic town from the Dublin side. It’s brand new to market so no one has done a survey on it yet. The rear garden is substantial but steeply sloped.

The good news?

While you will require confirmation by survey, it seems to be in reasonably sound condition structurally. Given the compact nature of the property, a revamp should be a fairly straightforward job with few complications.

And the bad news?

Needs everything doing: rewire, replumb, replaster, new bathroom, kitchen. While it says three beds, one is a windowless space split off the bigger upstairs bedroom.

How much to buy it?

The agent is looking for €60,000.

And to fix it up?

With no hidden structural problems, another €60,000.

What will I end up with?

For €120,000, a pretty home with character in the popular tourist town on the Slaney famed for Vinegar Hill and the formidable Enniscorthy Castle. The town is popular with Dubs on holidays and for day trips in to the South East.

Who do I talk to?
