Hefty price for buyers seeking to trade places in Clontarf village

DOWNSIZERS with a penchant for Edwardian red-bricks but none of the maintenanc­e headaches are the target market for Vernon Mews, a new developmen­t in Clontarf with period-style features such as bay windows, tiled pathways and iron railings. Tucked away off the eponymous Vernon Avenue and backing on Belgrove Road, Vernon Mews is just a few minutes’ walk from the promenade and the centre of Clontarf village. The scheme in the sought-after suburb comprises 17 three-bed houses, three of which were sold off the plans during the property market’s traditiona­l summer break. A showhouse will open tomorrow to market all but one of the remaining properties, which range in size from 1,206 sq ft to 1,593 sq ft. Greenleaf Homes, which is developing the block-built houses with the financial backing of Warren Private, says it expects “high levels of demand”, particular­ly among couples seeking to downsize. This is despite the hefty pricetags for the properties: prices range from €760,000 to €1.05m, depending on the size, style and layout. There are threestore­y terraced and two-storey detached house types available at Vernon Mews. The houses were designed by Crawford Architectu­re to reflect the surroundin­g red-brick architectu­re. The brick elevations are complement­ed by reconstitu­ted granite stone to the sills of the Alu-clad double-glazed windows from NorDan.. To the rear, each property has a goodsized seeded and levelled garden, with most of the gardens having a southfacin­g or west-facing aspect to make the most of sunlight. Residents will be given designated parking spaces. Internally, the houses are fully modern by design, with large floorto-ceiling windows to maximise light, contempora­ry skirting and architrave­s, and painted shaker-style doors with chrome handles, locks and hinges. The kitchen is finished with quartz stone countertop­s and fitted with Neff appliances (if contracts are signed within 21 days), as well as LED downlighte­rs. There are also fitted units and a contempora­ry-style countertop in the utility room. The front living room, which overlooks a large bay window, comes with a Dimplex electric fire inset, while all the bedrooms come with wardrobes. The homes at Vernon Mews have an A3 BER, reducing energy bills. In addition, each house will have a gas-fired central heating system, high levels of insulation to the walls, roof and floors, and PV panels to top up electricit­y supplies. Clontarf is 5km northeast of Dublin city centre, a drive that can take 10 minutes when traffic is light. Clontarf train station is a 10-minute walk away from Vernon Mews, and for families, there is a slew of schools nearby, including Holy Faith Secondary School.
