Forge ahead with a life in Lusk and easy access to the city

THE fertile lands around the north Co Dublin village of Lusk, like nearby Rush, are the market garden of Leinster. But Lusk has also become popular since the turn of the millennium with commuters to the city centre — 23km away — in search of affordable housing.

It’s that cohort that Dwyer Nolan Developmen­ts is targeting with The Forge, which is located at the edge of the town, near the Swords Road. The Forge has direct pedestrian access to the adjoining tennis courts, park and playing pitches and is a 10-minute drive to the beach.

The final section of the developmen­t, which comprises 40 large two, three, four and five-bed houses, is now coming on stream. Two new show houses are opening this weekend to market the first 20 properties at the section.

The initial 20 two and three-bed houses have first-time buyers in mind: Prices start at €295,000 for a 904-sq ft, two-bed terraced style. The threebed, mid-terrace design costs from €325,000, while the three-bed, end-of-terrace type is priced from €345,000 and the three-bed, semi-detached style costs from €350,000. All the three-bed designs have 1,205 sq ft of living space.

The Forge has a stone entrance and large communal open spaces that were landscaped with extensive planting by Ronan MacDiarmui­da & Associates. The two-storey homes have a red-brick, traditiona­l-style facade with large, ivory-coloured picture UPVC windows and a black hardwood front door. The front driveway, set behind brick boundary walls, is cobble-locked and separated from that of neighbouri­ng properties by hedging. There is a garden with planted trees both to the front and rear.

Inside, there is recessed lighting throughout the sitting room and the kitchen/diner. The custom-designed fitted kitchen has classic countrysty­le cream units with a soft-close mechanism and stainless-steel handles, a butcher-slab worktop, and French doors that lead from the dining area out to a cobbled patio and a private back garden.

Upstairs, there are contempora­rystyle fitted wardrobes in each bedroom. The white sanitarywa­re and tiling in the bathrooms and ensuites are also contempora­ry in style. The Mira showers are thermostat­ically controlled.

Solar power provides domestic water on tap at the A3-rated homes at The Forge, and there is an energy efficient A-rated gas combinatio­n boiler for the central heating system. PV panels generate extra electricit­y and the insulation exceeds building regulation­s.

There is cycling and pedestrian access from The Forge to the centre of Lusk village and to the Rush and Lusk train station, which is within walking distance from the developmen­t. There is a commuter rail service from Rush and Lusk train station, with more than 20 departures each weekday to Grand Canal Dock. The Fingal Express coach also serves the city centre, via the Port Tunnel. Rush Golf Club and the beach are 5km away, while Dublin Airport is 14km down the M1, which can be accessed at Junction 4. Viewings will be held tomorrow and Sunday, from 2pm to 4pm.
