What is it?

For forty years the Dublin Youth Theatre has been based at 23 Upper Gardiner Street in D1 from where it has brought on-stage and tv talents like Aidan Gillen and Brendan Courtney.

Tell me more about the place...

This three-storey over basement town house is believed to have been built in the 1830s when Gardiner Street was one of Dublin’s most prestigious. The company is seeking a more modern premises. There are two big interlinking receptions at entry level (the theatre), the basement has a large kitchen and offices, and the top floors have four bedrooms.

The good news?

Regular use has kept this vintage lady in relative good shape. Period features including staircase, marble chimney pieces, floors and cornicings are still in place. Great potential for a big residence with a rented flat below.

And the bad news?

The roof has been constantly repaired and will ultimately need to be replaced. Rewiring needed and the windows are the old draughty aluminium type. Some floorboards on top need replacing.

How much to buy it?

DNG seeks €595k.

€120k for a basic job while circa €200k should get you luxury with a modern extension.
