Wexford period farmhouse with acres of space for the whole family

-

BALLYFINOGUE House is said to date from the 18th century, and certainly it’s marked on the earliest Ordnance Survey maps, spelt ‘Ballyfinoge House’.

It has changed appreciably down through the centuries, not least in gaining a big extension at the back. So what looks like an unpretentious farmhouse at the front, with add-on porch, is in fact a sprawling three-storey property.

In keeping with its provenance as a farmhouse, it has its typical complement of outbuildings too, including a beautiful lofted coach-house in stone.

One of the outbuildings has been converted to a granny flat, so there’s room for the entire extended family here, and it’s on 4.399 acres which means there’s plenty of outdoor space too.

The main house has some extant period features including ceiling cornicing and fireplaces, but sadly the sash windows, though shuttered, have been replaced with PVC.

At entrance level you’ll find the formal reception rooms, namely a sitting room and a drawing room, both with marble fireplaces.

The kitchen is downstairs in the basement or lower ground floor, and has an Aga in a brick fireplace and a centre island with a breakfast bar. From here you can get outside to a sandstone patio in the garden. Also at basement level there’s a dining room, a utility room, a playroom and a wine cellar.

On the first-floor return there’s a study, along with a shower room and one bedroom. The other four bedrooms are on the floors above, two of them with sinks.

The granny flat consists of a living room, bedroom, shower and kitchen/dining room.

Ballyfinogue is about seven kilometres south of Wexford town and 12 kilometres from Rosslare Harbour, and it’s about two hours of a drive up the M11 to Dublin.

The agent is Keane Auctioneers (053) 912 3072 and the asking price is €695,000.
