Butterfly effect makes for a pleasing outlook at West Road in East Wall

-

THERE are railway tracks across the street from No61 West Road in East Wall, Dublin 3. Not that you’d know they were there, as the tracks are concealed by a tree-shrouded embankment above a lovely old stone wall.

All you can see from the front of the house, in fact, is greenery, and there’s a Buddleia directly across from the front door that will prove a lure for butterflies all summer.

No61 has a small front garden of its own, mostly paved but easily big enough for some flowerpots and climbers.

The back garden has been reduced by a rear extension and now consists of a gravelled area with access to a pedestrian lane out the back of the terrace.

However, what you lose in terms of some of the back garden, you very much gain in the form of extra living space.

The extension offers a pleasant, brightly-lit kitchen, living room and dining room. The room is dual-aspect and has a large skylight as well, so the light bounces off the terracotta tiled floor.

Beyond the kitchen is a small rear hallway with a utility room off it and a door to the yard.

Also here you’ll find the main bathroom which has a free-standing claw-foot bath and a walk-in shower.

Inside the front door is another living room, this time with a wooden floor and a cast-iron fireplace.

Then upstairs there are two bedrooms, one with its original cast-iron fireplace and a door leading out to the rooftop of the extension. From here you can also reach the floored attic by means of Stira stairs.

The other bedroom is slightly bigger, spanning the width of the house at the front and with two windows.

The floor area is 915 sq ft in all.

No61 West Road is for sale for €375,000 with DNG Fairview, (01) 833 1802.
