Fourteen flats in luxury D4 block for social housing

INDIVIDUAL­S and small families on Dublin City Council’s housing list are set to be offered luxury apartments in a new 12-storey block in Dublin 4 that will contain 18 €1m units.

The Donnybrook Partnershi­p has lodged fast-track plans for the 148 apartments at Eglington Road, Donnybrook, Dublin 4, to An Bord Pleanála.

As part of the applicant’s Part V obligation­s to allocate 10pc of the developmen­t towards social housing, the Donnybrook Partnershi­p is planning to sell 14 apartments to Dublin City Council at an indicative cost of €9.18m for social housing.

The developers have put an indicative price tag of €762,916 on each of the nine two-bedroom apartments it proposes to provide for social housing and €469,177 on each of the five one-bedroom apartments it is proposing to sell to the council.

The proposal includes 18 apartments comprising an area of over 1,100 sq ft each with an indicative price of over €1m and the developers have not put any of those apartments forward for social housing.

In a letter to the council, the partnershi­p said the content of the letter concerning the costings was “purely indicative” and was intended to provide a reasonable estimate of the costs and the value of the units based on constructi­on costs and values prevailing at the time of the applicatio­n.

The deal between the Donnybrook Partnershi­p and Dublin City Council will only be finalised if and when An Bord Pleanála grants planning permission.
