Developer raises the bar in Eastmount

Built on the grounds of a Georgian estate in Delgany called East Hall, Eastmount is located on one of the village’s highest sites, where it commands views of the Wicklow Mountains and the Irish Sea.

Patrick Durkan’s D|RES Properties is building the scheme of 74 three, four and five-bed houses. Because there are only nine houses per acre, the plot sizes are larger than other new developmen­ts in the area, the selling agent says.

The first 20 four-bed homes at Eastmount were due to be released in April, but the launch was postponed until tomorrow because of Covid-19 restrictio­ns. These 20 properties are part of a 33-unit first phase called Eastmount Gardens, so named because the section’s communal areas are landscaped with shrubs and trees.

Prices for the initial tranche of properties start at €540,000 for a 1,468 sq ft four-bed semi, rising to €570,000 for a 1,639 sq ft version. The cheapest detached four-bed costs from €600,000 for a style with 1,648 sq ft of living space, while the most expensive design — which spans 1,958 sq ft — costs from €730,000. Three-bed homes will be released later this summer.

The houses have a brickand-render facade, twotoned UPVC windows (the exterior is slate grey and the interior is white) and a slategrey composite front door. Inside, there is a fireplace in the front living room and the kitchen has Nolte units and Silestone worktops from McNally Kitchens.
