D11 prices continue to rise amid low stock levels

It’s difficult to find an average house type in a postcode like Dublin 11. While a four-bed terraced house on Iona Road in Glasnevin could cost €800,000, a property in the same category in Finglas could stand you €350,000.

Buyers in Glasnevin, Finglas and Ballymun are out there and eager, but like most of the country, stock levels are too low to meet demand. With no new developmen­ts to speak of, prices are continuing to rise.

A one-bed apartment has gone up by 3pc on last year to an average of €225,000, while a fourbed semi has seen a rise of 2pc. At the higher end of the market, large homes with three to four storeys over basement are seeing a jump of between seven and

11pc because they rarely come to market.

In Finglas, apartments and duplexes in developmen­ts like Lanesborou­gh are popular with first-time buyers. It’s got the added bonus of having Charlestow­n Shopping Centre, Ikea and Decathlon close by.

In Glasnevin, Vincent Mullen from DNG says roads like Glasnevin Avenue, Willow Park and Pinewood have grabbed the interest of young families looking for a home with a good garden. Three-bed semis in Willow Park sold from between €380,000 and €480,000 last year.

In Ballymun, apartments at Gateway Student Village are being bought by investors, with prices between €160,000 and €235,000, while families in the area are looking at places like Silloge Gardens, where threebed terraced homes are priced at around €215,000.

Mullen is predicting a rise of about one to 3pc across Dublin 11 in 2021, with roads like Iona and Lindsay fetching premium prices.
