Burrow by the Beach THE BEACH HOUSE, KENNY’S BURROW, ARDAMINE, GOREY, CO WEXFORD €200,000

-

Phil and Kirstie know that location, location, location is what it’s all about — and nowhere is this more true than with holiday homes.

If you’re on vacation, you don’t really want to be getting in the car to drive to the beach and you do want to be able to look at the ocean while you’re having your morning coffee or evening sundowners. Also, the level of comfort that is needed in a holiday house is different to that required in a year-round home. No one wants to be too precious when it comes to getting sand on the furniture or if someone leaves wet towels where they shouldn’t. And you want to be able to invite the cousins and the children’s friends along on a whim.

The Beach House is located on a generous site in Kenny’s Burrow and comprises a compact but well laid-out chalet, a threebedroom mobile home and a separate games house. Together, they offer a charmed and casual escape from city life, with Gorey town and the M11 motorway (J23) less than a 10-minute drive away.

Located right on the water, with clear views along the north Wexford coastline, there are raised decking and patio areas ideal for barbecues. Inside, the chalet has two bedrooms and a shower room, plus a conservatory and open-plan living room/ kitchen, fitted with a Bosch gas hob and oven and an integrated kitchen.

The mobile home also has an open-plan living room/kitchen, three compact bedrooms (no one really minds a squeeze when they are on holiday) and shower-room. Both the chalet and mobile home have oil-fired central heating, making year-round visits a possibility, a prospect that might appeal to creative types in need of seclusion to work on a demanding project. It would make an ideal writer’s retreat.

The detached games room, meanwhile, is on the water’s edge and there is a separate shed ideal for storing beach and outdoor equipment. The Beach House is lovely as it is, but there’s the potential to make it altogether more chi-chi if desired. Agent: Sherry FitzGerald O’Leary Kinsella (053) 9430088
