Citywest launch of three-bed family homes under €300k

THE average price of a three-bed semi in Dublin city and county is €334,000, the REA (Real Estate Alliance) announced in a survey last week. They also said the average age of firsttime buyers is now 34 and still rising, as opposed to 29 in 2006. This means that unlike a first-time buyer a decade ago, who was possibly living at home with their parents, saddled with at most a car loan and residual college debt, they are now likely renting, and have one if not more children, with the costs that accompany all this. Saving for a house deposit under such circumstan­ces is incredibly challengin­g.

New homes launches that combine a price at the lower end of the market with a location within realistic commuting distance of Dublin and serviced by good transport links are not plentiful. This weekend sees the launch of Cuil Duin, a new developmen­t in Citywest by Harcourt Developmen­ts (responsibl­e for the Titanic Experience building in Belfast).

This first phase is of 30 three- and four-bed semi-detached homes, and terraced units. Half of the first phase is completed, and the second half will reach completion by the end of 2016. They are well priced for first-time buyers, given the lack of three-beds currently available in Dublin at this price. Most of the three-beds, mid- and end-of-terrace (laid out over three storeys) from 118sqm-129 sqm, are priced between €280,000€300,000. There is one three-bed semi-detached house, laid out over two storeys, 129 sqm, at €315,000. All of the four-bed semi-detached houses, laid out over three storeys, c157 sqm, are priced at €385,000.

Cuil Duin is beside Citywest Business Park, a very short walk from Saggart Luas stop. The N7 and the M50 are easily accessible. Citywest Shopping Centre is within walking distance, and the Avoca store and Saggart Village are nearby. Citywest Hotel, which includes a gym, swimming pool and golf course, is also within close proximity. A large residents park and children’s play area, as well as creche and primary school, are planned for the developmen­t, which will eventually number approximat­ely 220 houses.
