Blackrock beauty

Built around 1830, Sandymount House is an L-plan two-storey over basement house on the water, with views out over Dundalk Bay and towards the Cooley Mountains. The bowed main entrance and oriel windows to the southwest are its most distinctiv­e architectu­ral features.

The house is approached by granite steps with specially fabricated iron railings. An entrance hall leads directly to the drawing room, positioned to take advantage of the magnificen­t views and with a feature marble fireplace.

The family sitting room is less grand, and more suited to every day living. There is a separate formal dining room, and a south south-facing sun-room––. A country-style kitchen is made homely by the presence of an AGA, and there is a separate breakfast room.

A marble staircase to the second floor is lit by a large window with stained-glass panels. The three bedrooms to the rear have lovely views, and the master bedroom is en suite. There are two further bedrooms and a main family bathroom. The basement is accessed from the front of the house and the kitchen, and has a utility area and games room with sauna.

The house was designed to link seamlessly with its gardens by means of doors which directly link the principal reception rooms to the gardens. These have been meticulous­ly maintained and are bounded by a stone wall. There is also a floodlit tennis court.

Sandymount House is located in the heart of the seaside village of Blackrock, Co Louth, close to the M1 and almost equidistan­t from Dublin and Belfast.

Sporting activities in the area include kite-surfing on Blackrock beach, and the house is located in the Louth Foxhounds’ country, within easy boxing distance of most meets.

Nearby equestrian centres include Ravensdale Lodge and Parkview, and there are regular evening meets at Dundalk racecourse. Dundalk Golf Club is within walking distance, and Ballymasca­nlon Golf Course a short drive away.
