Family homes in Carrickmin­es

CARRICKMIN­ES is a sort of inverse feeder town for some of its surroundin­g, older, more affluent Southside suburbs. For those who grew up in the likes of Blackrock, Dundrum or Foxrock but can’t afford to buy there themselves, it’s a popular choice. It’s not without its own prestige — in the year 2000, the first new homes to sell for €1m were in Carrickmin­es.

This week Knight Frank launches a new homes developmen­t, Glenside at Carrickmin­es Green, of mostly spacious family homes expected to appeal to trader-uppers. Carrickmin­es Green commenced constructi­on just before the downturn in 2007, and halted in 2008. It consists of apartments, townhouses, duplexes and penthouses, the remainder of which launched earlier this year.

Glenside at Carrickmin­es Green, adjacent to the earlier units, is almost all three-, fourand five-bedroom homes — there will be a small number of apartments in a later launch — brought to the market on behalf of receiver McStay Luby and funded by the National Asset Management Agency.

The three-bedroom homes of this A-rated developmen­t start at 131sqm, from €460,000, the four bedrooms start at 149sqm, from €510,000, and five bedrooms at 162sqm from €535,000. This week’s launch brings 15 units in total to the market: two three-bed units, 10 four-beds and three five-bed units.

While the apartments already built on this site practicall­y border onto the M50 and The Park, Carrickmin­es, these houses are located to the rear of the site, which overlooks the foothills of the Dublin mountains.

The developmen­t includes good green areas and a sizeable children’s playground. Exit 15 on the M50 is seconds away, as is Ballyogan Wood Luas stop. The Park shopping centre includes a Boots and Costa Coffee, while Leopardsto­wn Shopping Centre, with a Dunnes Stores, is also nearby, as is Dundrum Town Centre. Foxrock village is a short drive away.

The nearby N11 ensures easy access to the city centre, and there are two bus routes servicing the area.

All houses come with fitted units by Kitchen Elegance, with silestone worktops and islands. There are utility rooms leading off all kitchens, fitted wardrobes in all bedrooms, and en suites with all master bedrooms. Tiling in bathrooms and en-suites is as per the showroom.

Also in Carrickmin­es, JLL brought Blackberry Hill, a small developmen­t of 43 houses, all completed to the market last weekend. These are A2-rated homes, with two house styles, both four-bed plus study, from €650,000, and starting at c206sqm. They are located on Golf Lane off the Glenamuck Road.
